A refrigerated chamber is not necessarily the warehouse building itself. A change of use needs to distinguish the proprietary installation from the surrounding rooms, structure and slab before ordinary demolition is defined.
Choose the next use first
| Intended condition | Responsibility to resolve |
|---|---|
| Chamber retained with selected changes | Refrigeration supplier's requirements and limited surrounding removals |
| Refrigeration installation replaced | Specialist system handling and the new supplier's receiving condition |
| Footprint cleared for ordinary warehouse use | Specialist release plus separately assessed building components that must leave |
The owner and design team establish the proposed use. Steelpoint assesses ordinary commercial interiors and concrete removal within an accepted scope. Refrigerant recovery, proprietary panel dismantling, cold-store engineering and food certification are not implied.
Identify the host building
Use supplier records and building information to distinguish the chamber from surrounding walls, overhead construction and the structural floor. An insulated floor build-up, equipment base and host slab are not interchangeable descriptions. The responsible specialists determine what the installation contains and how it is addressed.
The condition left after specialist work may need inspection before an ordinary removal package is finalised. Vacancy is not evidence of decommissioning or environmental clearance.
Compare the receiving floor
In an illustrative conversion, the refrigeration specialist's work leaves a host slab that the design team intends to retain. Steelpoint's accepted contribution might concern adjacent ordinary partitions and finishes, with no slab demolition required.
Another reviewed design may call for a defined concrete removal. That becomes a separate assessed scope with replacement or repair assigned to the receiving contractor. The warehouse floor-renewal guide helps organise that choice without deciding floor suitability or thermal performance.
Connect the specialist and building packages
Name the condition each contractor receives, the areas retained and the information still missing. The facility and GC establish access and any continuing operations; keeping a chamber does not guarantee that it can remain in use beside removal work.
Request a building-removal assessment with the chamber's intended future, supplier contact, available construction information and the ordinary components being considered. Keep unresolved proprietary or process work outside an assumed demolition instruction.
