Before you demolish

What to discuss before work

Discuss the property records and material assessments needed for your scope, and resolve any required abatement before general demolition.

  • Utility disconnects

Gas, electricity and water disconnected and confirmed, with telecom providers notified.

  • Neighbour notice

A note to adjoining neighbours with dates and a contact number.

  • Notice of Project

Filed with the Ministry before work starts where the project meets the Ministry's threshold.

Questions from Vaughan owners and builders

Do I need a permit to demolish a house in Vaughan?
Yes. Obtain Cultural Heritage clearance before applying to the City of Vaughan for a demolition permit. Designated or listed properties may need additional heritage review. Confirm the current application checklist with Building Standards and arrange utility disconnections before demolition starts.
What is a designated substance survey?
Section 30 of Ontario's Occupational Health and Safety Act requires the owner to find out whether designated substances such as asbestos, lead and silica are present before a project is tendered. The survey is done by a qualified consultant, and any asbestos is removed under O. Reg. 278/05 before demolition.
What are Vaughan's construction noise hours?
Vaughan's noise by-law limits construction noise to daytime hours on weekdays and Saturdays, commonly stated as 7 a.m. to 7 p.m., and prohibits it on Sundays and statutory holidays without an exemption. Check the current by-law with the City.
