Common-area renovation affects spaces used by many people, often with different functions on the same floor. A lobby finish renewal, corridor-floor change and amenity-room reconfiguration should have separate removal descriptions even when they share one design programme.
Compare common-area components
| Area | Removal decision to resolve |
|---|---|
| Lobby | Fixed reception, named finishes and retained entrance features |
| Corridors | Exact flooring extents, thresholds and adjoining retained surfaces |
| Amenity rooms | Ordinary partitions, cupboards and other fit-out against the new layout |
Loose furnishings and equipment remain in the owner's handling plan. Connected reception or security systems need their responsible providers. Steelpoint's commercial strip-out and selective removal services assess the ordinary building contribution.
Keep circulation decisions with the project team
Management, the GC and responsible professionals establish access and use during each stage. Mark building functions that cross the work area, including entrances and routes to shared facilities. A proposed sequence is not a guarantee of continuous resident access or a substitute for fire-route design.
The condominium's authorisation process is also separate from the demolition scope. This guide does not prescribe a universal board-approval rule or interpret a building's governing documents.
Compare a lobby refresh with room reconfiguration
In an illustrative lobby refresh, the reception position remains while specified wall and floor finishes leave. The next installer needs agreed edges around retained doors and joinery.
In an amenity-room change, removing a partition can affect ceiling lines, floor finishes and shared services. That package needs its own receiving condition even if the rooms are near the lobby. It cannot be estimated as the same finish-only work repeated in another area.
Define what follows demolition
Assign surface repairs, new millwork, flooring and connected installations to the receiving trades. Where floor coverings are the main removal, review the commercial flooring service so adhesive and substrate endpoints are explicit.
Request a building-level assessment with the areas changing, retained functions, management contact and intended next installations. Include the actual access requirements and the decisions still being coordinated. Demolition completion does not establish that the amenity is ready to reopen.
