Commercial floor-covering removal for refit contractors

Replacing carpet or tile is not the same project as removing a concrete slab.

Replacing carpet or tile is not the same project as removing a concrete slab. Steelpoint assesses commercial floor-covering removal within its commercial strip-out work, with the finish, underlying layers and intended retained substrate identified before scope is agreed.

Name the covering and the required endpoint

Describe the known finish and provide available information about earlier layers. The receiving floor contractor should identify what condition they need before installing the new system. A quotation for removing the visible covering should not silently include every adhesive, backing layer or substrate treatment beneath it.

Proposed workQuestion for the assessment
Carpet or resilient covering removalWhich covering, backing and adhesive limits are included?
Hard finish removalWhat is the assembly, and what underneath is intended to remain?
Actual concrete removalWhat reviewed slab boundary belongs in a separate concrete package?

Unknown materials need appropriate assessment before disturbance. Product appearance or an assumed installation date is not a material clearance.

Show where retained fit-out meets the floor

Map cabinets, partitions, counters and equipment that remain. Flooring may continue beneath some components and stop at others. The project team should decide whether the new installation needs those components moved by another party, whether a limited edge is accepted, or whether the removal boundary changes.

Discuss transitions to adjoining rooms and the route for removed material. A floor-only job still occupies a working area; management and the GC review the actual access arrangement rather than assuming the premises can operate normally throughout.

Keep preparation and replacement explicit

Removal does not certify that the substrate is ready for a replacement product. Grinding, levelling, moisture testing, coatings and new floor installation are not implied by this service. Record which contractor inspects the exposed surface and what happens if it differs from the available information.

Where the project designer calls for slab replacement, the warehouse floor-renewal guide and concrete-removal service address that different scope. Do not substitute slab demolition for a finish problem without the relevant review.

Arrange a flooring-specific assessment

Request an estimate with the property, rooms, known covering types, retained fit-out and intended replacement finish. Identify the flooring installer or GC and whether they have defined the required adhesive or substrate endpoint. The written removal scope can then distinguish what leaves from the preparation still needed afterwards.
