An empty shop may need only selected fixtures removed, or it may need a defined reset before a new fit-out. Steelpoint assesses retail strip-outs within its commercial removal service, identifying fixed displays, counters, partitions, ceilings and finishes against the property's agreed next condition.
Put the next layout beside the existing store
Mark changing rooms, stockrooms, counters and displays that stay. Then identify the items leaving, including their floor and ceiling interfaces. A useful retained room should not disappear into a general instruction to clear the unit.
| Retail change | Useful scope distinction |
|---|---|
| Renew the store's appearance | Selected branding, attached fixtures and named finish layers |
| Change the sales-floor arrangement | Specific counters, display structures and room boundaries |
| Prepare an agreed shell condition | Tenant removals separated from retained landlord components |
The retail letting-plan guide compares different property outcomes. Actual removal follows the chosen layout and authorised instructions, not a presumed standard of lease handback.
Keep store assets out of the demolition assumption
Stock, loose furniture and business equipment need their own destinations. Confirm ownership of display systems, refrigeration, security equipment and signage before allocating removal. A connected fixture may require a supplier or responsible trade even when its surrounding finish is ordinary demolition.
Steelpoint does not offer stock liquidation or a resale guarantee through this enquiry. Shopfront replacement, new signage, systems installation and specialist handling remain separate unless an explicit assessed scope establishes otherwise.
Resolve the edge of the tenancy
Identify shared walls, centre-owned ceilings, common corridors and the actual load-out route. The landlord's contractor arrangements and the project's reviewed access plan inform the work. No universal mall work hours or assured programme capacity should be inferred from a vacant shop.
For food-court units, use the shared-centre planning guide; a counter tenancy has different equipment and common-area boundaries from a clothing store.
Define the finish contractor's starting point
Specify whether the next trade receives an exposed layer, retained substrate or another agreed condition. Removing flooring does not establish that the surface is ready for a new system. Request a retail estimate with the address, tenant boundary, retained fit-out and intended next installation, identifying the landlord and fit-out contractor contacts.
