Food-court demolition before a new operator moves in

A food-court unit opens onto shared seating and depends on a building used by many businesses.

A food-court unit opens onto shared seating and depends on a building used by many businesses. That makes the tenancy boundary a practical demolition decision. A counter, ceiling or service connection cannot be assigned to removal solely because it appears to sit inside the operator's workspace.

Draw the leased unit and the common areas

Obtain the landlord's unit plan and current contractor instructions. Mark the counter front, preparation room, storage and any back corridor separately from public seating and shared routes. Identify landlord-owned installations and connections that continue beyond the unit.

The incoming operator's design then determines whether counters and ordinary fit-out remain. A finish refresh can leave the room arrangement largely intact; a new counter position may affect surrounding floors, walls and connected systems. Steelpoint's restaurant strip-out service assesses the ordinary removals within that defined package.

Assign the kitchen-system decisions

Gas, refrigeration, extraction and suppression need their responsible specialists. Ask who confirms preparation, which equipment remains and which service branches affect neighbouring units. Closure of the old business is not a technical release.

Do not include grease handling, refrigerant recovery or shared-exhaust alteration as assumed demolition items. Their status may control when adjacent ordinary fit-out can be removed, without becoming Steelpoint's service responsibility.

Test the material route against the centre's operation

Follow the actual route from the unit to the agreed loading point. Identify narrow doors, shared corridors, delivery activity and any centre instructions affecting temporary holding areas. Use the property's requirements; there is no universal set of mall work hours or guaranteed after-hours arrangement.

An illustrative counter renewal keeps the reviewed kitchen and removes selected front fit-out. A wider reset first requires supplier and trade work, then an assessed unit strip-out. The second case may need a different load-out arrangement even if the leased floor area is identical.

Agree the unit handover

Record the exposed surfaces and retained edges the next fit-out contractor needs, with repairs and new installation assigned separately. The restaurant changeover guide helps compare reuse options before that boundary is fixed.

Request an assessment with the centre and unit location, landlord instructions, proposed counter/kitchen changes and the specialist-system contacts. Keep public seating and other common-property work outside the package unless expressly reviewed and authorised.
