Steelpoint assesses the ordinary building-removal portion of restaurant changes in Vaughan and across the GTA. Within an agreed commercial strip-out, this can include dining-room partitions, counters, fixed joinery, ceilings and floor or wall finishes. Connected kitchen systems and equipment have separate owners and technical responsibilities.
Choose the dining and kitchen boundaries independently
A new operator may retain a reviewed kitchen while changing the dining room. Another proposal replaces the internal layout throughout the unit. Identify each area's intended result rather than ordering a full gut because the business name changes.
Use the restaurant changeover guide to compare retention with selective alteration and a wider reset. The removal assessment needs the selected design, including the components that must remain.
Identify the specialist packages first
| Item | Decision before adjacent demolition |
|---|---|
| Supplier-owned appliances | Ownership, handling and destination agreed by responsible parties |
| Gas, refrigeration and electrical systems | Preparation and release established by the appropriate specialists |
| Extraction and suppression equipment | Retention or alteration resolved with responsible trades and the building team |
| Counters and ordinary finishes | Actual removal limits and retained surfaces recorded |
A closed restaurant is not evidence that those systems have been decommissioned. This service does not imply grease treatment, refrigerant recovery, hood cleaning or industrial food-process expertise.
Specify the layers behind the fit-out
Once equipment responsibilities are settled, describe the wall and floor materials within the accepted package. Removing a counter can expose fixings and finishes that were hidden during the first visit. The following contractor should identify the required inspection or receiving condition and who handles repairs.
Concrete-floor changes require a separate concrete-removal assessment. New drainage, waterproofing, kitchen installation and food-premises approval do not follow automatically from demolition completion.
Fit the scope to the actual property
Show shared service routes, neighbouring tenancies and the loading arrangement. In a shopping centre, the food-court guide helps separate the unit from public seating and centre systems. Access and any retained operation are assessed for the property; no continuous-trading promise is made.
Request a restaurant strip-out assessment with the location, kitchen and dining areas changing, retained equipment and the project contact. Identify who handles the connected systems and what the next fit-out contractor needs to receive.
