Demolition packages for several lawfully vacant apartments

A common replacement finish does not mean every apartment needs the same demolition.

A common replacement finish does not mean every apartment needs the same demolition. One suite may retain its kitchen, another may need bathroom renewal, and a third may have a reviewed wider interior change. Build the enquiry around actual room conditions rather than applying a single gut instruction to every unit.

Compare renovation depth by suite

Illustrative suiteDefined removal question
Kitchen retainedWhich surrounding finishes leave without including the cabinets?
Bathroom renewedWhich fixtures and layers follow the responsible trades' preparation?
Layout changedWhich reviewed partitions, doors and finishes obstruct the new plan?

These examples describe scope differences, not a claimed project, simultaneous crew capacity or a promised vacancy period. Steelpoint assesses interior demolition against each accepted package.

Group matching work while keeping exceptions

Similar suites can have different renovation histories, finish layers and service arrangements. Use representative room descriptions only where they match, then record exceptions by suite and room. An assessment of one kitchen should not be treated as evidence for hidden materials in all the others.

Retained fixtures should be visible on the room schedule. When the designer changes an instruction, update the affected suite rather than expanding every package by default.

Keep authority and access separate

The owner resolves lawful possession, authorisation and applicable approvals. An apparently empty room does not itself establish the right to start work. This is a physical planning guide, not tenancy or eviction advice.

Management and the GC review lifts, shared routes, material holding areas and the relationship to other residents. A series of vacant suites does not create an unrestricted work zone across the building.

Connect each room to its next trade

Name the condition needed by the cabinet, bathroom and finish contractors. Allocate repairs and service changes outside the ordinary removal description. If a shared pipe replacement drives the openings, the riser-access guide addresses that different, stack-based programme.

Request the first assessments with the property, authorised contact and suite-by-suite scope summary. Identify what is genuinely repeated, what differs and the receiving trades' requirements. No rent uplift or guaranteed completion period is inferred from the removal plan.
