A house-wide renovation may connect work across several floors while keeping the structural shell. That does not make every interior component disposable. Define the retained stairs, rooms and exterior construction alongside the ordinary finishes and fit-out that the new design needs removed.
Compare selected rooms with a connected gut
In a selected-room package, kitchens, bathrooms or other named interiors leave while adjacent rooms remain. A wider gut can include connected wall and ceiling finishes across floors, with a different material route and receiving condition. Both require explicit structural and service boundaries.
Steelpoint assesses interior demolition. Structural reconstruction, exterior-facade retention and ordinary finish removal are different scopes; the retained-facade guide addresses the structural situation rather than a general house gut.
Make a floor-by-floor retained list
| Floor information | Why it matters |
|---|---|
| Rooms and assemblies leaving | Connects the removal list to the actual drawings |
| Stairs and rooms staying | Establishes boundaries and access questions |
| Known service routes | Identifies responsible trade preparation |
| Receiving surfaces | Separates removal from repairs and rebuilding |
Different renovation eras can leave different layers in otherwise similar rooms. Available records and appropriate material assessment should inform the scope; do not assume one exposed wall represents the whole house.
Follow the new design through the old finishes
The responsible professionals identify structural changes and the requirements for the rebuilt interiors. For an envelope-led project, the energy-retrofit guide compares targeted lining access with a wider removal. A planned performance upgrade does not itself justify removing every ceiling or partition.
Coordinate access and the next inspection
The GC and owner establish the available work area, material route and occupation arrangements. A retained shell does not guarantee that the household can remain living inside it during demolition.
An illustrative plan renews ordinary interiors on two floors while retaining a reviewed stair and one room. The retained items need specific boundaries even though the project is called a whole-house renovation. The next trades identify inspections and repairs before rebuilding closes the exposed construction.
Request a house-wide assessment with floor plans, retained elements, known construction and the renovation contractor's contact. Describe the actual layers and receiving conditions, not only the broad label of a gut renovation.
