Keeping loading doors operational during commercial strip-out
- Commercial coordination
Published

If a loading door must remain available after an interior strip-out, identify the complete retained arrangement. The opening alone is not the same as a usable loading position.
Describe what the building needs to keep
Record the door, controls, nearby services and the area used for approach and operation. Identify any tenant equipment proposed for removal near that area. Ask the appropriate trade to establish service responsibilities rather than allowing a strip-out boundary to imply disconnection.
Agree a handover check with the owner
Specify who confirms the retained loading arrangement is usable after the agreed work. Distinguish protection during demolition from repairs or upgrades that the owner may separately require. If the loading area is shared, include the property manager in the discussion.
- Mark the retained door and operating area on the plan.
- Identify any shared use during the works.
- Assign service checks and follow-on repairs explicitly.
What to resolve before scheduling
In the estimate request, say that continued loading-door use is a project constraint. Steelpoint can assess the removal around that constraint. The enquiry should not promise uninterrupted loading operations before access and the work programme have been agreed.
