Commercial demolition hold points: name the decision before the date

A programme can appear complete while relying on an unnamed person to approve a critical next step. Identify decisions that must be resolved before particular demolition work proceeds, and give each one an owner.

Describe the release condition plainly

Examples include confirmation of a retained service, completion of specialist preparatory work or approval of a revised removal boundary. State what evidence the project team expects and who reviews it. Avoid a vague note such as check on site when the answer controls the scope.

Connect the condition to affected work

Show which area or activity depends on the decision. That allows the programme to distinguish work ready for assessment from work still contingent on another party. Do not assume a missed decision can be absorbed by accelerating demolition later.

  • Name the decision and responsible person.
  • Identify the document or confirmation required.
  • List the specific work that remains on hold.

Bring this decision to the site assessment

Share this short decision list with Steelpoint during planning. It is especially useful when several trades or the property manager must contribute information. A proposed date becomes more meaningful when everyone can see what must be resolved before it can be confirmed.

Separate an allowance, exclusion and alternative

In an illustrative scope discussion, an unresolved ceiling layer is an allowance question requiring the actual assembly to be established; specialist equipment handling is an exclusion assigned to another provider; retaining or removing a reviewed partition is an alternative awaiting the owner and designer. These labels do not authorise work or determine contract terms. Name the evidence and person needed to close each decision before the affected package proceeds.
