A new commercial elevation can call for surface renewal, removal of an attached canopy or an actual structural alteration. Those are different demolition enquiries. Begin with the reviewed replacement elevation and identify which existing assemblies genuinely need to leave.
Compare three removal depths
| Proposal | Boundary to resolve |
|---|---|
| Finish-only renewal | Named exterior layers and the enclosure retained behind them |
| Attached feature removal | Connections, services and supporting construction |
| Structural alteration | Engineer's design, retained elements and temporary conditions |
Appearance alone cannot establish whether a visible panel or projection is merely a finish. The designer and relevant specialists identify the assembly, how it connects and the requirements for the replacement.
Keep openings and interiors in view
Show retained doors, windows and interior spaces behind the proposed work. Their relationship to weather protection and access matters between removal and replacement. The GC must assign that intermediate condition as well as the final installation.
Steelpoint assesses selective or structural removal within a project-specific scope. Height, construction and access determine acceptance. No high-rise cladding, swing-stage fleet, heritage conservation or facade-engineering capability is implied.
Use an elevation-based inventory
Number the elevations or areas consistently with the drawings. For each, identify the layer or feature leaving, retained construction, connected installations and receiving trade. A contractor should not need to interpret a rendering as an instruction to remove everything that looks different.
In an illustrative storefront refresh, named finishes leave while reviewed openings and structure remain. A second design removes an attached feature whose support and service connections need separate professional direction. The second is not simply more finish area.
Agree the handover during the gap
Identify who handles temporary enclosure, security, repairs and replacement installation. Demolition completion is not a guarantee that the remaining wall is ready for the new finish or that business use can continue unchanged.
Request an assessment with the current and proposed elevations, assembly information and retained opening details. The retained-facade guide concerns a different structural situation; use it when the proposal retains an exterior elevation while removing construction behind it.
