Building alterations

Roof-structure removal over a retained commercial building

Replacing roof coverings, removing a defined roof opening and replacing structural roof members produce different demolition scopes.

Replacing roof coverings, removing a defined roof opening and replacing structural roof members produce different demolition scopes. Identify the new roof designer's requirements before describing the existing roof as one removable layer.

Separate covering, deck and support

ProposalRetained-building question
Covering or finish renewalWhat underlying assembly remains with the roofing scope?
Defined local openingWhich members, services and surrounding construction are affected?
Wider deck or framing removalHow is retained construction supported and enclosed during the change?

The engineer and designer establish the structural and temporary-condition requirements. Steelpoint assesses structural or selective removal against the project-specific design. No crane fleet, high-reach equipment or replacement-roof installation is promised.

Include the building beneath it

Show walls, ceilings, rooms and equipment below the proposed work, including anything intended to remain. A vacant roof surface does not describe the interior constraints. The project team must establish the available work area and any retained-use arrangements; this guide does not guarantee occupation below roof removal.

Roof-mounted equipment and connected systems need their responsible trades and handling teams. The roof-load records guide helps identify that separate preparation information.

Define the period before replacement

Assign temporary support, weather enclosure, security and the condition of retained walls or edges. A drawing of the finished new roof may not describe the gap between demolition and installation. The GC should reconcile those responsibilities before accepting a removal sequence.

In an illustrative local-opening project, the reviewed remainder of the roof stays. In a wider replacement, the receiving roof contractor needs a different boundary and temporary condition. Neither example is a removal method or evidence that a particular building can accept the proposed change.

Request a roof-specific assessment

Discuss the proposal with existing/replacement drawings, construction information and engineer/GC contacts. Identify the intended retained interiors and who provides the replacement and interim enclosure. If the actual project removes an attached wing, use the partial-building guide rather than treating horizontal building removal as a roof-only job.
