Industrial service branches: identify the branch before stripping the area

  • Commercial coordination

Published

Office room stripped of fixtures, with a door leaning against the wall

An old pipe, duct or cable run can serve space beyond the room being stripped. Before including an apparently unused branch in commercial demolition, obtain confirmation of what it serves and where the agreed removal ends.

Use a system boundary, not a room boundary

Ask the responsible trade to identify the affected system and its isolation or retention limits. Label that information on a plan that includes adjacent space. A line crossing a lease boundary does not become redundant at the wall.

Keep trade confirmation attached to the scope

Record who confirmed the branch status and what remains in place. Where confirmation is pending, exclude disturbance of the affected run from the ready scope. Make the distinction visible to everyone using the marked demolition plan.

  • Identify the responsible service trade.
  • Show retained continuation beyond the work area.
  • Record the agreed physical stopping point.

Bring this decision to the site assessment

Tell Steelpoint which branches have been confirmed for removal and which remain unresolved. This prevents an interior strip-out description from becoming an instruction to disconnect another area. Trade testing and isolation are separate responsibilities, not a visual judgement by the owner.
