Mezzanine removal for warehouse and commercial alterations

A warehouse platform, the rooms built on it and the equipment stored there are three different inventories.

A warehouse platform, the rooms built on it and the equipment stored there are three different inventories. Steelpoint assesses mezzanine removal within its commercial strip-out service, with the platform construction, connections and retained building reviewed for the actual project.

Describe which assembly leaves

Complete platform removal can include the assessed deck, supporting structure and associated stairs. Removing office partitions on a platform while retaining it is a different interior package. A stair-only change requires its own design and access decisions; it should not be described as a small version of a complete mezzanine removal.

Bring records of use and construction

Provide available drawings, supplier details, platform dimensions and photographs that can be taken from authorised areas. Identify whether the platform carries rooms, storage or equipment. Appearance alone does not establish how it is supported or what depends on it.

The engineer and project team determine the design and temporary-condition requirements. Steelpoint's assessment does not certify a replacement platform or establish a universal size or load capacity for removal. The mezzanine scope guide explains the records that help resolve those questions.

Separate contents, services and removal

The owner allocates stock and equipment handling. Responsible trades identify and prepare connected systems, including systems serving retained parts of the premises. Plant dismantling, machinery rigging and new-platform installation are separate from the accepted building-removal scope.

Show how material will reach the agreed loading area and identify adjoining work or operations that constrain that route. A clear space beneath the platform does not by itself establish the working arrangement.

Define the receiving floor

Agree how column bases, anchors, former wall lines and attached finishes are treated. Repairs, new concrete, flooring and the next installation need named scope owners. If the floor itself changes, request a distinct concrete-removal assessment.

Discuss the mezzanine proposal with Steelpoint using the location, available platform information, intended retained areas and responsible design contact. The enquiry should distinguish a confirmed removal boundary from options still being evaluated.
